Short answer
In a rental, curtains need to survive many tenants or guests and look fresh in photos. Choose 100% polyester for durability and easy washing, blackout or lined curtains in every bedroom (guests notice dark rooms), and neutral colours that suit any furniture. Use simple headings that come down easily for cleaning, keep a spare set for each window size, and line sun-facing curtains so they do not fade between turnovers.
What matters in a rental
| Need | Why | Choose |
|---|---|---|
| Durability | Many users, little care | Firm 100% polyester weaves |
| Easy cleaning | Regular washing between stays | Machine-washable sheers and dimouts; detachable linings |
| Dark bedrooms | Guests and tenants sleep better, and reviews mention it | Blackout, or lined dimout, on a ceiling track |
| Neutral look | Suits any furniture and looks good in listing photos | Sand, greige, warm white, soft grey |
| Fade resistance | Units sit empty with curtains open | Polyester, lined on sunny windows |
Bedrooms: get the darkness right
Bright mornings, street lights and shift work make a dark bedroom one of the things guests value most. Use a blackout, or a dimout with a blackout lining, on a ceiling track, wider than the window and down to the floor, with a sheer behind for daytime. See Blackout Curtains.
Tip
Check every bedroom at 7 a.m. with the curtains closed. Light round the edges is usually a track or fit problem, not the fabric.
Easy to clean and replace
- Headings: S-fold unclips from the track carriers; eyelets slide off a pole. Both are quick to take down.
- Detachable linings: the face fabric and lining can be washed separately.
- Standard sizes: use the same drop and width across similar windows so sets are interchangeable.
- Spares: keep one spare set per window size so a curtain can be swapped the same day.
- One fabric across units: reorder easily and keep every unit consistent. Order in one batch so colours match.
See How to Wash Curtains.
Colours and fabrics that work
Large plain ranges make it easy to pick one neutral and use it everywhere: LAUREN dimout comes in 68 colourways and COMO in 61, and CALLIE sheer in 62. For bedrooms, TEKUSU MIDORI is a silicon-backed blackout, and the POSH Creation LINER blackout lining can go behind any dimout.
Avoid delicate fabrics such as velvet, real linen and loose weaves in rentals: they mark, crease and need professional cleaning.
Protecting the curtains
- Line sun-facing curtains so they do not fade while the unit is empty.
- Leave a gap between curtain and glass and air the unit between stays to prevent mould. See Mouldy Curtains.
- Strong tracks and brackets survive guests who pull curtains hard.
- No loose cords if families with children stay.

Frequently asked questions
What curtains are best for an Airbnb?
Washable polyester in a neutral colour, with blackout or lined curtains in every bedroom, on simple headings that come down easily for cleaning.
Do rental bedrooms need blackout curtains?
It is strongly recommended. Guests and tenants value a dark bedroom, and a blackout or lined dimout on a ceiling track gives it.
What colour curtains suit a rental property?
Neutrals such as sand, greige, warm white and soft grey suit any furniture and look good in listing photos.
How often should rental curtains be washed?
Sheers every few months and main curtains once or twice a year, or between long stays, with regular vacuuming in between.
Should I keep spare curtains for rental units?
Yes. A spare set per window size lets you swap a stained or damaged curtain the same day.
