Short answer

On a high floor, use a sheer that cuts glare but keeps the view, with a dimout or blackout in front for heat and night-time privacy, on a ceiling-mounted double track. Darker or greige sheers are easier to see through than bright white. Extra-wide fabric gives seamless panels across floor-to-ceiling glass, and a motorised track helps on wide spans.

How do you keep the view but cut the glare?

  • A sheer is the daytime layer: it softens sun and glare while you still see out.
  • Colour matters: grey, greige and stone sheers reflect less light back at you, so the view stays clearer; bright white glows and blurs it. See Sheer Curtain Colours.
  • Open weaves keep more of the view; denser sheers give more privacy.

Do sheers give privacy at night?

No. At night, with lights on inside, people can see through any sheer. High floors are overlooked less, but neighbouring blocks often face each other. Add a dimout or blackout on a double track for evening privacy. See Layered Curtains.

How do you deal with heat on west-facing glass?

High-floor units take full sun with nothing to shade them. Draw a dimout or blackout in the afternoon; a coated or lined curtain with a pale back blocks the most heat. Ceiling-mounted tracks and curtains wider than the glass stop heat escaping round the edges. See Heat-Reducing Curtains.

Which fabrics suit floor-to-ceiling glass?

  • Extra-wide sheers can be turned sideways so one piece covers the whole wall with no joins, as long as the fabric's width is greater than the drop. CALLIE is 325 cm wide and VALERY 320 cm. See Wide-Width Sheer Curtains.
  • Extra-wide dimouts such as COMO at 320 cm do the same for the main curtain.
  • S-fold suits wide spans of glass: even folds and a neat, narrow stack. See S-Fold Curtains.

What about wind and wide spans?

  • Wind: with balcony doors open, curtains can be sucked out or flap. Use holdbacks, and close the sliding door before drawing the curtain across it. See Sliding Door Curtains.
  • Motorised tracks open long, heavy runs evenly with a switch or timer. See Smart Home Curtains.
  • Building rules: some condominiums have house rules about how windows look from outside. Check with management before choosing lining colours.

Frequently asked questions

What curtains keep the view in a condo?

A grey, greige or stone sheer on the window side; darker sheers are easier to see through than bright white.

Can people see through sheer curtains at night?

Yes, when your lights are on. Add a dimout or blackout in front for night-time privacy.

How do you cover a floor-to-ceiling window without seams?

Use an extra-wide fabric turned sideways, as long as its width is more than the drop.

Are motorised curtains worth it in a condo?

On long or tall runs of glass they help, because the curtain opens evenly and can run on a timer.
